Cherry Valley's Upscale Condominium Community on the Banks of the Beautiful Kishwaukee River
Maintenance Responsibilities
Rivers Edge Condominium Association is granted the authority and the responsibility to maintain architectural control and responsibility over the common elements and exterior appearance of the condos in our subdivision by the CC&Rs and by the Bylaws of the Association. The Building Committee and the related review process have been established for the benefit of all residents to preserve and enhance property values through neighborhood cooperation. The intent is to find a balance between what is beneficial for the entire subdivision while honoring the individual taste and creativity of each homeowner.
The documents below outline what the Association is responsible for and what each individual owner is responsible for in maintaining our subdivision. When a problem is found with your condo, check to see if the repair is the homeowner’s responsibility or the condo association’s responsibility.
If the repair is the homeowner’s responsibility, select your desired repair contractor and submit the details to the Building Chairperson for approval before making the repair. When the repair is the Condo Association’s responsibility, please notify the Building Chairperson of the needed repairs. The Building Chairperson will then arrange to have the repairs made and paid for from association funds.
Exterior improvements or additions can be submitted to Building Chairperson for review. Every effort will be made to provide a timely response and to minimize delays of projects. If additional information or clarification of a project's scope is needed, the review time shall restart when that information is provided by the applicant.
